What we do with your details

What we collect

Two things, and only when you press the button to see your appraisal:

  • Your email address.
  • The numbers you typed in — land price, floor area, build cost per square foot, end value, and any of the fee or finance assumptions you changed — along with the profit, margin and land value we worked out from them.
  • The site's postcode, if you give one. It is a postcode for a plot of land, not your home address, and it is only ever reported by district — "BA22", never the full code — so that build costs and land values can be compared area by area.

There is no account and no password. If you fill the calculator in and leave without submitting, nothing is kept.

What we don't collect

No tracking cookies. No analytics. No advertising pixels. Nothing follows you around after you leave. The site sets one cookie and it belongs to the owner's private admin page, not to you.

Why we keep it

Your email is so we can get in touch when there's something new worth having. We won't email you the appraisal itself — it's on the screen in front of you. No newsletter, and we don't sell or pass your address to anyone.

Your numbers are kept so we can see, across everyone who uses this, what the trade reckons things cost. That is looked at as a whole — medians and ranges — not as individual schemes, and nothing identifying you is ever published.

Where it's stored

The site runs on Vercel and the data sits in a Neon Postgres database. Both act on our instructions and neither uses your details for anything of their own. The database is hosted in the United States, so your details are stored there under the standard safeguards those providers have in place for transfers out of the UK.

How long we keep it

Until you ask us to delete it, or until it stops being useful to keep. Ask and it goes — all of it, the email and the numbers, same day where we can.

Your rights

You can ask for a copy of what we hold, ask us to correct it, ask us to delete it, or tell us to stop using it. Email tom@gilbertco.co.uk and say what you want. You don't need to give a reason.

If you think we've handled your details badly, you can complain to the Information Commissioner's Office at ico.org.uk. We'd rather you told us first so we can put it right.
